Around six years ago, I became aware of Cyprus – more specifically, Paphos. I was looking for a market with long-term potential, real quality of life, and at the same time one that was not yet completely overcrowded. Paphos fascinated me from the very beginning: the climate, the seaside location, the international demand, the relaxed lifestyle, and the opportunities this market offers to buyers and investors.
What initially started as a personal investment quickly became something much bigger. I began investing in Paphos myself, analyzing projects, understanding the market, and building my local network. Today, I am not only an investor, but also a developer, and I personally own a real estate portfolio worth several million euros in Paphos.
However, this journey also showed me one thing very quickly: in Cyprus, many things look great at first glance – but the second look is what really matters.
The moment I understood: something needs to change
After a very short time, I realized that many properties and new developments in Cyprus appear highly attractive visually. Beautiful visualizations, modern architecture, sea views, pools, bright interiors – at first glance, many projects looked convincing.
But the deeper I got involved, the clearer it became: behind the beautiful surface, significant shortcomings often became visible. Construction quality, execution, materials, planning, moisture, waterproofing, technical details, documentation – many things did not meet the standard I knew and expected from Europe.
I did not only experience this with other people’s projects, but also over a longer period with my own rental house in Cyprus. Again and again, issues appeared that you do not notice during the first viewing, but that become crucial later on: small construction defects, imprecise workmanship, lack of quality control, or solutions that work in the short term but cause problems in the long run.
This is exactly where my motivation came from.
I did not simply want to sell properties. I wanted to understand how projects are created, which mistakes are made, and how they can be avoided from the very beginning. My goal became clear: to bring European quality standards to Cyprus – especially to Paphos.
I am not a traditional real estate agent – I am an investor and project partner
Oaklane was therefore not created from the perspective of a traditional real estate agency.
I do not see myself as someone who simply shows and sells available properties. I am an investor myself. I am financially invested in Paphos with my own capital. I accompany projects from day one of their development, or develop them myself. That is what makes the difference for me.

For many buyers, it is not just about an investment. It is about a second home, a place to live, work, spend the winter, or retreat to. At the same time, Cyprus offers attractive opportunities for investors: holiday rentals, long-term rentals, capital appreciation, personal use, or a later exit strategy.
From an investor’s perspective, the potential rental yields are particularly interesting. For selected properties in good locations in Paphos, gross rental yields are often between 8 and 12 percent. After ongoing costs, management, and maintenance, net rental yields often range between 6 and 8 percent – depending on location, property quality, rental concept, occupancy, and individual cost structure.
This is exactly why it is so important not to buy just any property simply because it looks good. What matters is whether the property also works economically. A property must fit the strategy: as a holiday home, income-generating investment, long-term capital investment, or private home with additional rental potential.
For me, Cyprus works not only emotionally, but also strategically. Those who choose the right location, the right project, and the right structure can acquire a property that combines quality of life with wealth creation.
Why I focus exclusively on Paphos
I deliberately do not offer properties everywhere in Cyprus. My focus is clearly on Paphos.
The reason is simple: I invest there myself. I know the market, the locations, the developers, the opportunities, and also the risks. I know which areas make sense in the long term, which projects have potential, and where buyers should be cautious.
